Despite the name, short-form reports are incredibly detailed and are just as accurate to prevent the case from moving up to the courts.
A property valuation for divorce settlement, or any other settlement, must be accurate to secure a fair solution. To conduct an accurate valuation, a valuer must thoroughly investigate an extensive number of variables that affect the value of a property. These variables include:
- The property’s location, including the distance from local amenities such as cafes, parks, and transport.
- The property’s size and its land usage, as well as any zoning restrictions that may affect its sale
- Recent sales from within the last 6 months of the property’s local comparables.
- The property’s age and general condition
These variables, and many others, are factored into the calculation of the property’s value and are included in the report provided by valuers. This calculation is paired with an in-depth analysis of the current market to determine the property’s true value.
