- Size: This includes the property’s land usage and the size of the property itself. Whether the property is a single-story or has multiple stories, the number of bedrooms, bathrooms, and car spaces.
- Condition and extra features: The comparable property must be in a similar state and condition, for example, a fixer-upper should be compared to another fixer-upper. They must also have the same features such as pools or sunrooms.
The comparable property must be currently on the market or have been recently sold within the last 6 months. The more recent the better as the market frequently changes. Adjustments are made to these values so that it is accurate to the current state of the market. All of this is factored into a valuer’s calculations of a property’s current fair market value.
