Retrospective/Back Dated Valuations Eg. 30 June 2006

Many a times when old properties are bought and sold the need for backdated and retrospective valuations becomes very necessary. However, there are some difficulties and complexities involved as far as these types of valuations are concerned. Not many valuers would be in a position to perform these valuations correctly and within the specified period of time.

We are able to do it because we have been in this field for the past many years. Today, we are counted as one of the better known ">valuations service providers in Adelaide and surrounding areas. We have grown quite big and we have hundreds of satisfied customers in our fold. As far as retrospective and backdated valuations are concerned, here are quite a few things that must be kept in mind before going for valuation.

• As starting point it is very important to identify the year in which the property was purchased.
• Finding out the fair value of the property that was prevalent at that point in time is quite a task and calls for looking up various sources of authentic and legally acceptable information.
• It may not be always prudent to go by the price that has been mentioned in the sale agreement at that point in time.
• In many cases the property may have been gifted to somebody and hence the agreement value could be very small and therefore cannot be taken as the guiding factor.
• Accurate and correct backdated and retrospective valuation is very important because it could have a bearing on Capital Gains Tax and Stamp Duty Valuations for the current transactions.
• It is also important that the best people and talents are available for such valuations and we are one such company who can take pride in this fact.

We at Valuations SA, have all the experts associated with us with many years of industry experience. You can book your appointment with one of our valuers and get associated with us. Call on (08) 7009 4449 or simply write to us at [email protected] and we will get back to you.
